SIGN UP NOW TO PREVENT THIS MASS COUNCIL DEVELOPMENT
During September 2025, Sevenoaks District Council announced changes to their "Local Plan", in order to meet the Government's new housing target of 17,175 by 2042 (an increase of 63%).
That is 1,145 new houses EVERY YEAR for the next 15 YEARS!
As far as Otford is concerned, there are two developments identified. A large new housing estate on the fields behind Hale Lane (150 houses called "OT2") and smaller development on the corner of Ryecroft Road ("OT1").
These are in addition to thousands of new homes planned around Otford and Sevenoaks.
The logistics surrounding the two proposed sites are of major concern for the residents of Otford. This proposal will see "Green Belt" areas (established to protect the beautiful countryside from mass building developments, urban sprawl, and the destruction of wildlife habitats), turned into "Grey Belt" (designed mainly for run down properties such as closed factories or disused warehouses that are sat on green belt land).
ONCE THEY TAKE AWAY OUR GREEN BELT PROTECTION IT'S GONE FOR GOOD
Otford is already under growing pressure from development all around us. Alongside the proposed new homes here, there are 1,500 homes planned opposite the Sainsbury’s on Otford Road and over 600 already approved in Fort Halstead, with many more proposed in Kemsing and the surrounding villages. All of these residents will use the same local roads that run through Otford.
That could mean hundreds of extra cars every day on narrow lanes like the High Street, Station Road and Pilgrims Way. These roads already struggle throughout the day. Even modest estimates suggest around 1.5 cars per new household, so we are facing THOUSANDS of extra cars coming through our village.
Our infrastructure is already stretched. The power and water networks seem to fail every few months, leading to repeated roadworks and disruption (means seeing even more of this every week). ->
The primary school is almost at capacity, and secondary schools in Sevenoaks and Tonbridge already have long waiting lists. Our nearest GP practices in Kemsing and Sevenoaks are under pressure and finding appointments is increasingly difficult.
The proposed site sits close to the River Darent floodplain, where drainage is already a concern. It would also require removing the Green Belt protection - these fields are surrounded by the Kent Downs Area of Outstanding Natural Beauty - these fields are where many of us let our children play and walk our dogs - they are there for our enjoyment and are part of what makes Otford such a lovely place to live.
These fields are 'land locked'. There is no obvious place to build a new road to an estate of this size. As such, it has been proposed that the recreation area, children's play area and football pitches be removed to make Hale Lane the thoroughfare for the new estate. If this doesn't work, there are proposals to buy two houses on Knighton Road and knock them down to make a new road. An original proposal to build a new road and roundabout next to the Boarding Kennels on PWW is likely to be deemed unsafe given the size of the road and flow of traffic there.
This proposal will lead to YEARS of construction, posing a danger to our children with big machinery and vehicles needing to go through narrow residential streets during hours when kids might be playing or going to school, long delays going through the village, especially at the pinch point entering the high street. Anyone looking to sell their house will find it almost impossible until the estate is built which could be years away.
Once green spaces are lost, they are gone for good.
This isn’t just about new homes, it’s about preserving the character, safety, and environment of Otford. Large-scale construction would mean years of disruption, increased traffic, pressure on schools and health services, and a lasting change to the village we all love.
The consultation period, known as 'Regulation 18' consultation, starts on October 23rd 2025 and will run for 7 weeks, before ending on December 11th 2025.
